Why does spraying alone fail against German roaches in a building?
Spraying kills the roaches it touches but does little about those hiding in walls or arriving from next door. In attached buildings, roaches can travel between units through shared walls and utility spaces. Integrated pest management, which combines baiting, sealing and cleanup, tends to give better results.
A study summary in the Journal of Integrated Pest Management found that apartments receiving IPM had significantly lower roach counts at 3 months and greater success at 3 and 6 months. The NYC Department of Health describes IPM as prevention-based: it targets underlying causes such as holes and gaps, and includes HEPA vacuuming and sealing around pipes and conduits.

What should I do before a roach treatment?
Empty kitchen cabinets and drawers near the work area, wipe up grease and crumbs, wash dishes and take out trash. Do not use sprays or foggers beforehand, because they can scatter roaches and stop gel bait from being taken. The technician will give you a list on the call.
Bait works only if roaches choose it over crumbs, so removing other food and sealing open pet bowls helps a great deal. Bathrooms and rooms next to the kitchen are checked too, since roaches often shelter near water.
Tell the technician about shelf liners, behind-the-stove access and any apartments you know are affected. If you rent, tell the owner in writing so they can arrange access to neighbours.
Who handles roaches in a New York rental?
The owner of a multiple dwelling must take reasonable measures to keep the premises free from pests, and HPD can cite owners over roaches. A tenant should report in writing and call 311 if the problem is not fixed. Keeping the unit clean helps either way.

How long until the roaches are gone?
Expect several weeks, not a single visit, and results depend on how heavy the infestation is and whether neighbouring units are involved. A technician typically returns to check monitors and re-bait. We cannot promise a date or a complete outcome, but you should see fewer roaches as the plan proceeds.
Egg cases hatch after treatment, so new roaches may appear for a time. That does not necessarily mean the plan has failed; the follow-up visit is where the technician judges that.
Can roaches come through pipes and walls from a neighbour's apartment?
Yes, where construction allows. German cockroaches can use gaps around pipes, conduits, outlets and cabinet backs to travel between apartments. That is why technicians seal around pipes and look at neighbouring units, rather than treating a single kitchen and leaving the openings as they were.
In older buildings, kitchens and bathrooms often stack vertically, so the pipe chase that serves your sink can run past the apartments above and below. A roach seen in your bathroom may have come up the same chase the technician is sealing.
Sealing does not replace treatment. It reduces new arrivals and gives gel bait a better chance of reaching the roaches already there. Report visible gaps around pipes to the owner or managing agent in writing.
